Frequently asked questions

What counts as a unit?

A flat or house counts as 1 unit. An HMO room counts as 1 unit.

What counts as an entity?

A legal owner: personal ownership, a limited company, or an SPV. Every Lar plan supports unlimited entities and SPVs, so you can structure your portfolio however you like. Pro and Scale add entity level reporting and consolidated views on top.

Is there a free trial?

Yes. Every plan is free for the first 7 days. You add a card at signup and pick your plan, but we won't charge you until day 8. Cancel any time before then and you pay nothing.

Can I start on Starter and upgrade later?

Yes. Upgrade any time as your portfolio grows. Changes take effect on your next billing cycle.

What if I have more than 100 units?

Scale includes 100 units and you can add more at 75p per unit per month. So 120 units works out at £79 + £15 = £94 a month on annual billing. Over 150 units, book a call so we can make sure Scale fits your needs.

Do all plans support multiple companies and SPVs?

Yes. Every Lar plan supports unlimited legal entities. Pro and Scale add entity level reporting and consolidated views on top.

Does Lar work with Xero?

Yes. Pro and Scale include a live Xero connection. Mortgage balances update when your bank reconciles. Property and entity tracking codes flow without manual entry. Starter ships with a structured export pack you can hand to your accountant.

Can you help me move from another tool?

Yes. Pro and Scale include a setup call where we bring over your properties, tenancies, mortgages, and compliance dates so you can pick up where you left off.

Do I need Scale if I have more than 40 units?

Usually yes. Scale is built for larger portfolios and delegated operations. It includes team seats, permissions, and oversight tools.

Do I need to talk to someone if I manage 50+ units?

No. Scale runs itself for most larger portfolios. You only need a setup call for API or SSO access, accountant workspaces serving multiple clients, migration help, or portfolios over 150 units.

Do all plans include MTD-ready records?

Yes. Lar maintains MTD-compatible records on every plan. For filing, connect to your accountant's MTD software or use a dedicated filing tool.

Can my accountant access my account?

Yes. Every plan includes at least one free accountant seat with scoped, read only access. Scale includes up to 3 adviser seats.

How does Lar compare to Hammock?

Hammock is an accounting tool focused on bookkeeping and MTD filing. Lar is a portfolio operations platform: compliance workflow, mortgage intelligence, entity structure, and actions that span your whole portfolio. They solve different problems and work well together.

Do you support English properties?

Lar launches with Scotland native compliance rules. UK expansion is planned. The core portfolio, finance, and mortgage features work for any UK property today.
